Airbnb Guest Communication & Booking Coordinator (Monthly Retainer)
Overview I’m hiring a Guest Communication & Booking Coordinator to support a growing Airbnb and direct-booking portfolio. This is a long-term role built on clarity, structure, and trust. This position is not hourly. It is a monthly retainer that compensates for availability, responsiveness, and responsibility, not constant activity. The portfolio is currently small but actively expanding and includes: • Active Airbnb listings • New Airbnb listings launching • Direct booking inquiries via WhatsApp • Potential expansion into a larger managed portfolio This role is intentionally structured to scale clearly and fairly as the portfolio grows. ⸻ Responsibilities Airbnb Guest Messaging • Respond to guest messages using provided templates • Coordinate: • Check-in and check-out questions • Arrival logistics • Basic availability and booking inquiries • Flag and escalate issues according to SOP (not everything is escalated) WhatsApp Coordination • Use a dedicated business WhatsApp number (not personal) • Share listings in pre-approved WhatsApp groups only • Respond to direct booking inquiries professionally • Coordinate basic questions and route confirmed bookings correctly • Never improvise pricing, policies, or promises General • Maintain calm, professional communication at all times • Follow written SOPs precisely • Communicate clearly when escalation is required • Be reliable, structured, and proactive without overstepping ⸻ ⏰ Availability (IMPORTANT) You must be available and reachable during the following window: 2:00 PM – 10:00 PM Thailand Time (GMT+7) This means: • You do NOT need to work constantly during this window • You MUST be reachable and able to respond when messages come in • Expected response time: within 30–60 minutes • WhatsApp must be installed on your phone with notifications enabled Availability is a core part of this role and is included in the monthly retainer. ⸻ Compensation Structure (Tiered Monthly Retainer) Compensation is tied to the number of active listings managed, not revenue or commissions. Tier 1 — Starter Portfolio Up to 5 listings • $150 USD / month • Airbnb messaging • Limited WhatsApp coordination • 2pm–10pm availability Tier 2 — Growth Portfolio 6–10 listings • $225 USD / month • Airbnb + WhatsApp coordination • Increased message volume Tier 3 — Expanded Portfolio 11–15 listings • $300 USD / month • Multi-channel coordination • Higher responsibility and prioritization Further growth tiers may be defined as the portfolio expands. ⸻ Access & Security • You will be added as an Airbnb Co-Host only • No access to payouts, banking, or financial information • No personal account access required • Clear permissions and boundaries at all times ⸻ ✅ Ideal Candidate • Experience with Airbnb guest communication or property management • Strong written English • Calm, solution-oriented communication style • Comfortable working with templates, rules, and SOPs • WhatsApp-savvy • Reliable internet and phone access • Looking for long-term, stable work, not short-term gigs ⸻ ❌ Not a Fit If • You prefer hourly or time-tracked work • You dislike structured guidelines • You improvise pricing, policies, or guest commitments ⸻ Application Instructions (REQUIRED) Please include: 1. Thailand-Based Candidates (Optional Path) If you are based in Thailand and legally eligible to work, there is an optional long-term pathway available.
