Real Estate Investment and Operations Manager

Job Overview: We’re seeking a Real Estate Investment & Operations Manager to be a right-hand partner to the founder, someone who thrives on owning the details, solving problems, and getting deals across the finish line. Essential Job Responsibilities: Investment & Financial Analysis • Underwrite and model potential development or acquisition projects • Prepare investment memos and support due diligence efforts • Monitor project budgets, timelines, and financial performance Development & Project Coordination • Manage permitting, entitlement, and construction timelines • Interface with architects, engineers, GCs, and municipalities • Track punch lists, delivery dates, and cost change orders Leasing & Tenant Coordination • Own the leasing process and make sure we have the smallest number of vacancies in the portfolio. • Coordinate with brokers, respond to tenant inquiries • Track leasing pipelines and managing CRM updates • Support lease negotiations and execution logistics Operational Management • Own task tracking, follow-ups, and reporting across projects • Anticipate issues and proactively drive resolution • Ensure smooth execution across all moving pieces of a deal System knowledge • Yardi • Test Fit • Greenstreet Education and Experience • 7+ years of experience in real estate investment, development, or leasing (industrial preferred) • Strong financial modeling and Excel proficiency • Solid understanding of real estate deal lifecycle (from site selection to stabilization) • Prior experience in small company, startup, or entrepreneurial setting preferred • Bachelor's degree required (Finance, Real Estate, or related fields) Key Skills • Detail-obsessed with a strong sense of ownership • Loyal, discreet, and aligned with a long-term growth mindset • A strong communicator who can represent ownership with tenants, partners, and municipalities • Equally comfortable in Excel and on a job site • Hungry to learn, support, and grow with a tight-knit team Physical Requirements: • Capable of meeting OSHA standards for manual lifting guidelines: < 50lbs • While performing the duties of this job it is required to stand, walk, use hands, and reach with hands or arms when necessary for job activity. • Ability to stand and/or walk for extended periods. Location: This role will be based at our Birmingham facility with opportunities for remote work and regional travel.
