What We Offer At the Welch Team, we provide our agents with: Lots of leads to ensure you have a steady stream of potential clients First-class marketing materials and sales support to help you stand out in the market Extensive back-office paperwork support to minimize administrative tasks A proven training/tutoring program to help you develop your skills Advanced mentoring on a weekly basis to provide guidance and support A respected, highly reputable team of motivated (and highly paid) individuals to learn from and grow with Responsibilities As a Real Estate Sales Specialist with the Welch Team, your key responsibilities will include: Overseeing the entire process from listing to closing to ensure a quick and seamless transaction experience Keeping up with local knowledge to answer questions clients may have about potential homes and the surrounding community Consistently reaching out and following up with leads to grow sales opportunities Meeting with clients to determine their home wishlist, then meeting their needs and selling them a home Prospecting for, following up with, and servicing customers (minimum 2 hours per day) Maintaining effective conversion rates for leads into appointments Converting appointments into customers Participating in all Welch Team training and events Coordinating with the Transaction Agent to ensure a seamless closing process Effectively negotiating for all customers Participating in at least two Open Houses per month Reporting to Manager at Quarterly Reviews Practicing and following scripts to deliver the team value proposition and handle objections Qualifying leads to accurately convey motivation, competition, and financial specifics Prospecting for new customers, cultivating customer relationships, setting customer appointments, and managing leads within our contact management system Using CRM to assign action plans, drip campaigns, and detailed notes to customers Accurately tracking and reporting productivity and sales metrics Understanding and internalizing evolving real estate trends in the local market Understanding and adhering to local, state, and federal laws regarding real estate brokerage services Continuously attending education events to increase knowledge Qualifications To succeed as a Real Estate Sales Specialist with the Welch Team, you'll need: Self-motivation and drive to succeed in a fast-paced environment Willingness to learn new tools, systems, and technologies to stay ahead of the curve Effective communication skills to understand client needs, negotiate deals, and build relationships Negotiation skills to skillfully negotiate on behalf of clients Customer service skills to provide exceptional service and address client concerns Market knowledge to understand local real estate trends, property values, and market conditions Networking skills to build and maintain a strong professional network Problem-solving skills to find creative solutions to challenges Attention to detail to ensure accuracy in contracts, legal documents, and property details Time management skills to balance multiple clients and tasks Tech savviness to proficiency with real estate software, online listings, social media, and digital communication tools Adaptability to new trends and strategies in the real estate market Emotional intelligence to understand and empathize with clients' emotions Sales skills to persuade and close deals Financial literacy to understand mortgage options, property financing, and investment analysis Ethical conduct to operate with integrity and adhere to ethical standards Career Growth Opportunities and Learning Benefits At the Welch Team, we're committed to helping our agents grow and succeed in their careers.
