Overview Shore & More Getaways is building a North Carolina short term rental property management brokerage. We are seeking an active NC Broker-in-Charge to be designated as the firm’s BIC and provide required supervision and compliance oversight as we launch and grow. Volume will be low at the start, with systems and bookkeeping support in place. Key Responsibilities (BIC Compliance Oversight) You will perform BIC duties required by NC law and Commission rules, including: Supervision and compliance • Provide brokerage supervision for all firm brokerage activity and affiliated personnel, consistent with BIC duties. • Establish and monitor basic compliance systems for property management operations, documentation, and recordkeeping. Advertising oversight • Review and approve advertising and marketing for compliance before publication, including online listings, website content, social media, and print materials. Trust account oversight • Maintain oversight responsibility for trust money handling and trust account recordkeeping, including review of monthly reconciliations and required records. • Provide direction and close supervision as needed for any unlicensed administrative or bookkeeping support involved in deposits or recordkeeping. Documentation and systems • Review brokerage forms, management agreements, onboarding paperwork, and transaction files for compliance and consistency (documents are attorney reviewed, but BIC oversight remains required). • Ensure record retention practices meet Commission requirements. Time Expectations • Flexible, part time engagement. • Work completed on your schedule, with agreed turnaround times for ad approvals, onboarding reviews, and trust review checkpoints. Compensation • Per property onboarded, plus a percentage of monthly management fees. • Paid on a regular schedule (monthly or quarterly), detailed in contractor agreement. Required Qualifications • Active North Carolina real estate broker license. • BIC Eligible status and ability to be designated as Broker-in-Charge for the firm. • Working knowledge of NC advertising rules and trust account requirements, including required trust records and reconciliations. • Professional judgment, responsiveness, and a practical approach to building compliant systems. Preferred Qualifications • Prior BIC experience for a property management or STR focused brokerage. • Experience setting up simple compliance workflows for new firms. Location North Carolina. Remote work acceptable, provided you can fulfill BIC duties for a firm operating in NC.
