Real Estate Property Accountant
Company: Farmers Life Insurance Company Location: [Insert location or Hybrid/Remote if applicable] Department: Finance / Asset Management Reports To: Director of Finance or Asset Management Position Summary Farmers Life Insurance Company is seeking a Real Estate Property Accountant to support the accounting and financial oversight of our real estate investment portfolio. This role will partner closely with Asset Management, Investments, and external stakeholders, with a focus on property-level accounting, construction draw administration, and transaction support for acquisitions, refinancings, and property closings. The ideal candidate brings strong real estate accounting experience and a solid understanding of asset management activities. Key Responsibilities Property & Asset Accounting • Perform monthly, quarterly, and annual accounting for a portfolio of real estate assets • Prepare and review journal entries, accruals, account reconciliations, and financial statements • Track and reconcile operating expenses, CAM, property taxes, insurance, and tenant billings • Calculate and review property-level prorations related to income, expenses, taxes, and insurance Construction & Development Accounting • Prepare, review, and submit construction draw requests in coordination with lenders and asset management • Track construction budgets, costs, retainage, and loan requirements • Maintain and reconcile construction-in-progress (CIP) and capitalization schedules Transaction Support (Acquisitions & Financings) • Support acquisitions, refinancings, and dispositions, including: • Financial due diligence support • Review of closing statements and settlement documents • Setup of properties, loans, and entities post-closing • Coordinate accounting transitions related to property closings Reporting & Compliance • Assist with lender reporting and compliance with loan covenants • Support internal and external audits, tax reporting, and regulatory requirements • Ensure accounting practices comply with GAAP and company policies Collaboration • Work closely with Asset Management, Investments, Property Management, and third-party partners • Provide ad hoc financial analysis and reporting as needed Qualifications • Bachelor’s degree in Accounting, Finance, or a related field • 3+ years of real estate accounting experience (commercial or multifamily preferred) • Demonstrated experience with: • Asset management support • Construction draw processes • Acquisitions and refinancings • Property prorations • Strong understanding of GAAP related to real estate investments • Proficiency in real estate accounting systems (e.g., Yardi, MRI, AppFolio, or similar) • Advanced Excel skills Preferred Qualifications • CPA or CPA-eligible preferred • Experience supporting institutional or insurance company-owned real estate portfolios • Familiarity with lender reporting and compliance requirements What Farmers Life Offers • Competitive compensation and comprehensive benefits • Exposure to institutional-quality real estate investments • Stable, mission-driven organization with long-term investment focus • Collaborative team environment with opportunities for professional growth Apply tot his job
