STR Vacation Rental Co-Host
RAIN RIVER VACAY LLC is seeking a CONTRACT SHORT TERM RENTAL CO-HOST to oversee guest relations, management, and maintenance of 2 highly rated (4.97 stars) luxury short-term rentals (AIRBNB and VRBO). The ideal candidate is committed to providing an excellent guest experience while maximizing revenues. The primary high-income rental property is in Zilker area of Austin (4 bedroom/4 bath) with a part time property in Texas Wine Country (1 hour from Austin 2bed/1.5bath / 10 acres, rented only when owner travels). Fully flexible schedule (pending guest needs), no clocked time. Dog lovers encouraged. The role is perfect for an experienced STR property manager with an existing portfolio of properties, or as a part-time engagement for a real estate/service professional. 20% of dedicated net revenues (excludes cleaning, taxes, fees) from both bookings which averaged $205k the last two years consistently (~$40k in revenue share) Both properties are turn-key with existing systems and vendors in place Properties: 4BR/4BA luxury Airbnb in Austin (Zilker, 4.98★) + 2BR ranch in Wine Country Why You'll Love It • Pay: 20% net revenue share (≈$41k/year average past 2 yrs) + bonus targets • Flexibility: Flexible, manage on your schedule pending guest needs • Extras: Optional stipend, gas reimbursement (outside Austin) • Culture: Dog-friendly, independent, integrity-driven What You'll Do • Guest Relations: Handle bookings, guest comms, and 24/7 support • Marketing & Ops: Manage listings, optimize pricing (PriceLabs), calendars, and tech • Property Care: Coordinate cleaners/vendors, oversee maintenance, fix small issues, track expenses • Compliance: Manage Austin city taxes, ranch ag exemption, vendor/insurance oversight Who You Are • Experienced in STR property management or real estate service (please send reviews or references if available) • Tech savvy (Airbnb, VRBO, PriceLabs, QuickBooks) • Resourceful problem-solver with 24/7 responsiveness to guest needs • Handy and capable of fixing small problems independently, or calling in the pros when needed ($150 spend cap without approval) • Driver's license + reliable transportation (truck helpful) • High integrity and accountability Benefits • 20% STR net revenue share (avg. ~$40k+ annually) paid out monthly • Gas reimbursement for Wine Country Property trips • Flexible schedule Hiring Process • Step 1: 1-hour online recruiting/assessment exam (mandatory) • Step 2: In-person interview if selected • *IMPORTANT** Selected applicants will be asked to take a 30 minute-1 hour recruiting and assessment examination as a prerequisite for in-person interviews and hiring.
